By using this website, submitting an investment brief, booking a sourcing call or engaging Yorkshire Yields, you agree to these Terms & Conditions.
1. ABOUT YORKSHIRE YIELDS
Yorkshire Yields provides bespoke property sourcing and related property investment services, primarily focused on opportunities across South Yorkshire.
Our services may include identifying potential property opportunities, reviewing available information, analysing comparable evidence, assessing potential refurbishment projects and assisting with negotiations.
2. PROPERTY INFORMATION
Property information, figures, refurbishment estimates, comparable evidence, potential resale values, rental figures and other financial information provided by Yorkshire Yields are based on information available at the time.
Property investment involves risk and figures may change.
We do not guarantee that any property will achieve a particular purchase price, resale value, rental income, refinance value, profit or investment return.
3. INVESTOR RESPONSIBILITY
Clients are responsible for carrying out their own independent due diligence before purchasing a property.
Where appropriate, clients should obtain independent professional advice from solicitors, surveyors, mortgage or finance advisers, accountants, tax advisers and other relevant professionals.
The final decision to purchase any property remains entirely with the investor.
4. BESPOKE SOURCING SERVICES
Where you engage Yorkshire Yields for bespoke sourcing, the specific scope of our service, sourcing criteria, fees and payment terms may be confirmed separately in a sourcing agreement or other written communication.
Submitting an enquiry or booking a sourcing call does not create an obligation for Yorkshire Yields to source a property for you.
Yorkshire Yields reserves the right to decline an instruction where we believe we are unable to appropriately meet the investor’s requirements.
5. SOURCING FEES
Any sourcing, commitment or completion fees applicable to our services will be clearly communicated before the relevant service is undertaken.
Where a commitment fee is paid, any additional sourcing or completion fee will be payable in accordance with the sourcing agreement agreed with the client.
6. PROPERTY AVAILABILITY
Property opportunities may be available to other buyers and we cannot guarantee that a property will remain available while an investor considers an opportunity.
Yorkshire Yields cannot guarantee that an offer will be accepted or that a transaction will successfully complete.
7. THIRD PARTIES
During a property transaction you may deal with third parties including estate agents, solicitors, mortgage brokers, lenders, surveyors, contractors and other professionals.
Yorkshire Yields is not responsible for the acts, omissions, advice or performance of independent third parties.
8. WEBSITE CONTENT
We take reasonable care to ensure information on this website is accurate; however, we cannot guarantee that all information will always be complete, accurate or current.
